dc.description.abstract	Una de las vías para reclamar las deudas garantizadas con un préstamo hipotecario es la prevista en el artículo 129.1 b) de la Ley Hipotecaria, que reconoce la venta extrajudicial ante notario. El legislador ha establecido la subasta como mecanismo único para la realización de los bienes en este procedimiento. Sin embargo, la venta notarial a través de subasta no funciona en la práctica. Ante esta realidad, el presente estudio tiene por finalidad analizar si es posible aplicar las fórmulas alternativas previstas en la Ley de Enjuiciamiento Civil para la realización forzosa de los bienes y, en particular, la realización por una persona o entidad especializada, prevista en su artículo 641.	es
dc.description.abstract	One of the ways to claim the debts guaranteed by a mortgage loan is provided in article 129.1 b) of the Mortgage Law, which recognizes the extrajudicial sale before a notary. The legislator has established the auction as the only mechanism for the realization of the assets in this procedure. However, notary selling through auction does not work in practice. Given this reality, the aim of this paper is to analyze whether it is possible to apply the alternative formulas provided for in the Civil Procedure Law for the forced realization of the assets and, in particular, the realization by a specialized person or entity, provided in its article 641.	es
